What to Expect When You Work With Athens Roofing
Hiring a roofing contractor can feel uncertain. You may not know whether your roof needs to be repaired or replaced, what the work should cost, what will happen during the inspection, or how your property will be protected once the job begins.
Our job is to make the process clearer.
We’ll listen to your concerns, inspect the roof and attic whenever safely accessible, show you what we find, and give you a straightforward professional recommendation. Sometimes that recommendation is to repair the roof. Sometimes replacement is the better long-term decision. Sometimes the right answer is to wait and continue monitoring it.
Repair, replace, or wait? Get a straight answer about your roof.
The Athens Roofing Process at a Glance
- We start by listening. We want to understand what you have noticed, the history of the roof, and what you are trying to accomplish.
- We conduct a thorough inspection. We try to inspect both the rooftop and the attic, document relevant conditions, and consider the roofing system as a whole.
- We show you what we found. We use photographs and plain language to distinguish urgent problems from conditions that can be monitored.
- We give you a clear recommendation and price. In most cases, we customize and review a written proposal with you before we leave.
- We explain what happens next. If you proceed, you’ll receive information about scheduling, preparation, property protection, cleanup, payment, and warranties.
Scheduling Your Appointment
Your First Call or Online Inquiry
When you contact Athens Roofing, we’ll begin by learning why you called and determining the most appropriate type of appointment.
Whenever possible, a real person will answer the phone. If we miss your call, we’ll return it as promptly as practical. Online inquiries receive an immediate confirmation so you know your request was received.
During the initial conversation, our office may ask about:
- Your name and contact information
- The property address
- The roofing concern or problem you have noticed
- Whether the roof is actively leaking
- The age and known history of the roof
- Whether you are considering a repair, replacement, or general roof evaluation
- Any timing or scheduling concerns
- Whether you are interested in shingles, exposed-fastener metal, standing-seam metal, or are still considering your options
- How you heard about Athens Roofing
- The name of the person or company that referred you, if applicable
Our goal is to understand the situation, schedule the correct type of appointment, and explain what will happen next.
- Your name and contact information
Scheduling and Appointment Confirmation
Athens Roofing handles several types of residential roofing appointments:
- Roof repairs and active leaks
- Shingle roof replacements
- Metal roof replacements
- Roof-condition assessments and second opinions
- Storm- or insurance-related roof evaluations
Appointment assignments may vary based on availability, location, and the nature of the project. Because schedules sometimes change, we do not always promise in advance which specific Athens Roofing representative will attend.
After scheduling, you should receive a confirmation email with the date, time, property address, expected appointment length, and preparation information. We’ll also send a reminder text before the appointment and may call when additional confirmation is helpful.
If you need to ask a question, reschedule, or cancel, call our office at (706) 338-0472.
- Roof repairs and active leaks
How Long Does a Roofing Appointment Take?
The amount of time needed depends on the type of appointment and the complexity of the property.
As a general guideline:
- Roof-replacement appointments usually take approximately 60–90 minutes.
- Roof-repair appointments usually take approximately 30–45 minutes.
Unusual roof designs, difficult access, multiple roofing systems, complicated leaks, or extensive questions may require additional time.
We encourage the homeowner and any other people involved in the decision to attend when practical. This allows everyone to see the same findings, hear the same explanations, and ask questions directly. It is not intended to pressure anyone into making an immediate decision.
- Roof-replacement appointments usually take approximately 60–90 minutes.
Your Initial Appointment
What Happens at the Beginning of the Appointment?
We begin with a conversation rather than immediately climbing onto the roof.
We’ll ask you to explain:
- What you have noticed
- Where and when leaks or other problems occur
- What repairs or replacements have been performed previously
- Whether you are looking for a repair, replacement, or second opinion
- Any deadlines or scheduling concerns
- Your priorities for appearance, durability, maintenance, and cost
- Whether you are interested in shingles, metal roofing, or comparing multiple options
This conversation gives context to the physical inspection. A stain on a ceiling, for example, does not always identify the exact point where water is entering.
Information about when the leak appears, previous repairs, wind direction, and attic conditions can help us investigate more effectively.
We’ll also explain what we plan to inspect and let you know if we need access to the attic or another part of the property.
- What you have noticed
Will Athens Roofing Inspect Both the Roof and the Attic?
We try to inspect both the rooftop and the attic during every residential appointment when they are safely and reasonably accessible.
A rooftop inspection allows us to examine the exterior roofing materials and details. An attic inspection can reveal conditions that are not visible from outside, including moisture intrusion, staining, damaged decking, ventilation problems, condensation, and the path water may have traveled before appearing inside the home.
Occasionally, one part of the inspection may not be possible because of:
- Rain, lightning, high winds, frost, or unsafe roof conditions
- Roof height, pitch, surface condition, or limited access
- An attic that is inaccessible or has no usable access opening
- Finished areas that conceal the underside of the roof
- Insulation, stored belongings, mechanical equipment, or other obstructions
- Construction details that prevent a complete visual inspection
If we cannot inspect an important area, we’ll explain the limitation and how it affects our conclusions.
- Rain, lightning, high winds, frost, or unsafe roof conditions
Your Roof Inspection
What Do We Examine During a Roof Inspection?
The inspection will vary depending on the roof and the reason for the appointment, but we generally evaluate the roofing system as a whole—not only the most obvious problem area.
When applicable and accessible, we may examine:
- The overall condition and approximate age of the roof
- Missing, damaged, loose, deteriorated, or improperly installed materials
- Areas associated with known or suspected leaks
- Valleys, ridges, eaves, rakes, transitions, and roof-to-wall intersections
- Pipe boots, vents, skylights, chimneys, and other penetrations
- Step flashing, counterflashing, chimney flashing, and wall flashing
- Drip edge, edge metal, gutters, and drainage conditions
- Previous repairs, sealants, patches, and alterations
- Attic staining, moisture, ventilation, and visible decking conditions
- Intake and exhaust ventilation where relevant
- Signs of storm, wind, impact, or tree damage
- Conditions that could affect a repair or replacement
- Existing landscaping, hardscaping, driveways, siding, decks, and other property features that may require protection
- We’ll normally take photographs of important findings and relevant existing conditions.
A roofing inspection is visual and non-destructive unless another arrangement is made. Some concealed conditions—particularly the condition of roof decking beneath existing materials—cannot be completely known until work begins.
- The overall condition and approximate age of the roof
How We Review the Findings With You
After the inspection, we’ll explain what we found in plain language and show you photographs whenever they help clarify the condition.
We try to distinguish among three different categories:
- Problems requiring timely attention
- Conditions that should be repaired but are not immediate emergencies
- Normal wear or minor conditions that can reasonably be monitored
Not every imperfection means the roof needs to be replaced. Likewise, repairing one visible symptom is not always the most responsible recommendation if the roofing system is failing more broadly.
We’ll give you our professional opinion about whether the best course is to:
- Repair the roof
- Replace the roof
- Conduct additional investigation
- Monitor the condition and wait
- If something remains unknown, we’ll tell you. If the initial inspection cannot establish the cause of a problem, we’ll explain the limitation and recommend an appropriate next step.
Our goal is not to make the roof sound worse than it is. It is to give you enough evidence and explanation to make an informed decision.
- Problems requiring timely attention
Will You Receive a Price at the Appointment?
In most cases, yes.
Athens Roofing normally brings a working proposal to the appointment. After inspecting the property and discussing your needs, we customize the proposal and review it with you in person.
Homeowners nearly always receive a price—or at least a meaningful preliminary number—before the appointment ends.
Occasionally, we may provide only a ballpark estimate during the initial visit. A final proposal may require additional measurements, material research, supplier pricing, structural information, or clarification of the work.
When the proposal cannot be completed at the appointment, we generally provide the written recommendation or proposal within 24 hours. More complicated or unusual projects may require additional time, but we’ll explain that when it occurs.
You’ll receive a written copy by email. If the proposal is prepared after the appointment, we can review it with you by phone and answer questions.
Your Roof Estimate
What Should a Roofing Proposal Explain?
A roofing proposal should tell you more than the total price.
Depending on the project, our proposal and accompanying discussion may explain:
- The work Athens Roofing recommends
- Why the work is recommended
- The roofing materials and system being proposed
- Available shingle or metal-roofing options
- Underlayment and water-protection details
- Flashings, penetrations, valleys, edges, and roof transitions
- Ventilation considerations
- Known repair areas
- Assumptions and exclusions
- Inspection limitations and concealed conditions
- How damaged or deteriorated decking will be handled
- Potential additional costs
- Material delivery and jobsite access
- Landscaping, hardscaping, siding, and driveway protection
- Debris control and cleanup
- Scheduling and weather considerations
- Payment requirements
- Manufacturer warranty coverage
- Athens Roofing’s written workmanship warranty
The amount of detail will vary between a small repair and a complete roof replacement. However, you should understand what is included, what is not included, and what could change the final cost.

What Happens If You Aren’t Ready to Decide?
You do not have to make an immediate decision at the appointment.
We’ll email the written proposal so you can review it, compare options, and discuss it with anyone else involved. We remain available to answer questions, clarify the scope, or revise reasonable options when appropriate.
If we do not hear from you, we’ll generally follow up within a few business days and may make additional follow-ups at reasonable intervals. If you tell us how or when you prefer to be contacted, we’ll try to honor that preference.
Our follow-up should help you reach a decision—not pressure you into one.
What Happens After You Approve the Work?
Once you decide to proceed, we’ll document the accepted scope and complete the appropriate contract and payment steps.
Depending on the project, we may also need to finalize:
- Shingle or metal-roofing material
- Manufacturer, profile, style, and color
- Ventilation choices
- Optional upgrades
- Flashing or trim colors
- Payment arrangements
- Access or scheduling considerations
After approval, we can usually provide an estimated start date. That date is a working estimate rather than a guarantee because roofing schedules are affected by weather, material availability, project length, and changes elsewhere in the production schedule.
If you need greater clarity—or have not received an update when expected—you are welcome to contact our office.
- Shingle or metal-roofing material
Your Roofing Project
How Will You Know When the Job Is Starting?
Athens Roofing will normally contact you a few days before work begins to confirm the anticipated start date.
You’ll also receive written pre-job information explaining what to expect and how to prepare. Depending on the project, this may include:
- Material-delivery timing
- Dumpster or dump-trailer placement
- Required driveway access
- Where vehicles should be parked
- Gate and yard access
- Pets and outdoor animals
- Landscaping and hardscaping
- Patio furniture, grills, decorations, and other movable items
- Attic or garage items that may be affected by vibration or dust
- Noise and working hours
- Debris and cleanup procedures
- Contact information for questions
For roof replacements, we usually need the driveway open for material-delivery trucks and a dumpster or dump trailer. We’ll tell you when vehicles need to be moved and what access must remain clear.
- Material-delivery timing
What Happens on the First Day?
Before physical work begins, the crew or project representative will confirm that the property is ready and that required areas are accessible.
This may include:
- Confirming driveway and gate access
- Reviewing dumpster, trailer, equipment, and material placement
- Checking landscaping, hardscaping, siding, decks, and other vulnerable areas
- Putting planned property-protection measures in place
- Confirming the best jobsite contact
- Addressing last-minute questions or concerns
- Reviewing any approved changes that affect the work
Roof replacement is noisy, disruptive work. There will be vibration, foot traffic, material movement, falling debris, vehicles, equipment, and crew activity around the property. Preparing in advance helps protect your belongings and allows the work to proceed more safely and efficiently.
- Confirming driveway and gate access
What Hours Do Roofing Crews Work?
Roofing crews typically work from sunup to sundown, particularly during a roof replacement.
Homeowners are sometimes surprised when the crew continues working into the evening. Staying late is generally part of completing the day’s work, maintaining progress, cleaning the property, and leaving the home properly protected. It does not necessarily mean that the project is behind schedule.
Weather, daylight, temperature, project conditions, and local requirements can affect the exact working hours.
What Should You Expect While Work Is Underway?
Throughout the work, Athens Roofing should:
- Maintain appropriate property protection
- Control and collect debris
- Keep the homeowner informed of meaningful changes
- Provide a clear contact for jobsite questions
- Communicate unexpected conditions
- Explain proposed additional work before proceeding
- Perform ongoing cleanup
- Conduct an end-of-day cleanup
- Keep practical access around the home as safe and clear as possible
Roofing is construction work, and some disruption is unavoidable. Our responsibility is to manage that disruption carefully, communicate clearly, and leave the property in good condition.
- Maintain appropriate property protection
What Happens If Rotten Decking or Another Hidden Problem Is Found?
Some roofing conditions cannot be seen until the existing materials are removed.
Common concealed conditions may include:
- Rotted, deteriorated, or delaminated roof decking
- Multiple roofing layers
- Improper previous repairs
- Concealed flashing problems
- Damaged framing
- Unexpected ventilation conditions
- Water damage hidden beneath roofing materials
- Construction that differs from what was visible during the inspection
If we discover an unexpected condition that requires additional work or creates an additional charge, we’ll explain what was found and how we recommend addressing it. Added work should be communicated and authorized according to the contract before it is performed, except when immediate action is reasonably necessary to protect the exposed structure or maintain safety.
Our proposal should explain known unit prices, allowances, or procedures for common variables such as decking replacement whenever applicable.
- Rotted, deteriorated, or delaminated roof decking
Protecting Your Property
How Does Athens Roofing Protect Your Property?
Property protection and cleanup are part of the roofing work—not afterthoughts.
Before and during the project, we consider:
- Landscaping and planting beds
- Hardscaping and walkways
- Driveways
- Decks and patios
- Siding, windows, doors, and exterior finishes
- Gutters and downspouts
- HVAC equipment and utilities
- Outdoor furniture and decorations
- Fences, gates, and neighboring property
- Areas used for material delivery and debris removal
The appropriate protection method depends on the home, roof, access, landscaping, and type of work being performed. We’ll discuss notable property concerns before starting and ask homeowners to move certain items when that is the safest option.
- Landscaping and planting beds
How Does Cleanup Work?
Roofing cleanup is an ongoing process.
During and after the work, cleanup may include:
- Collecting removed roofing materials and packaging
- Containing and removing debris
- Cleaning work and access areas throughout the day
- End-of-day cleanup
- Clearing roofing debris from gutters
- Walking the property to look for remaining debris
- Using magnetic sweepers to collect accessible metal fasteners
- Removing equipment, leftover materials, and waste
- Completing a final property check
Magnetic sweepers are an important part of cleanup, but no roofing contractor can guarantee that every nail or small piece of debris will be found immediately—particularly in mulch, dense landscaping, gravel, or concealed areas. Multiple cleanup passes and a careful final inspection help reduce that risk.
If you find debris or have a cleanup concern after the work, contact Athens Roofing so we can address it.
- Collecting removed roofing materials and packaging
Final Steps
What Happens When the Work Is Complete?
At completion, Athens Roofing will:
- Inspect the completed work
- Complete the final cleanup
- Clear roofing debris from the gutters as applicable
- Perform magnetic sweeps
- Walk the property and check work areas
- Address known remaining concerns
- Explain any unfinished item or follow-up still required
- Provide completion information and the final invoice
If something cannot be completed immediately—for example, a special-order item or a follow-up repair—we’ll explain what remains and what should happen next.
- Inspect the completed work
What Warranties Will You Receive?
Roofing warranties generally have two distinct parts:
- The manufacturer’s material warranty
- The roofing contractor’s workmanship warranty
The manufacturer’s warranty primarily addresses qualifying problems with the roofing materials. It does not automatically cover every installation or service issue.
Athens Roofing’s workmanship warranty addresses covered installation-related workmanship. For qualifying roof-replacement projects, Athens Roofing provides its written 15-Year Worry-Free workmanship warranty.
After final payment, we send a warranty packet that includes the applicable Athens Roofing workmanship warranty in writing. If your project includes an extended manufacturer warranty, that documentation will be provided once the manufacturer issues it, often by email.
Your proposal and warranty documents contain the actual terms, conditions, limitations, and coverage applicable to your project. Those written documents control over any general website description.
What Happens After Final Payment?
After the project is complete and final payment has been received, Athens Roofing sends the applicable warranty information.
The warranty packet also includes:
- Information about leaving Athens Roofing a Google review
- A direct review link when available
- Information about Athens Roofing’s referral program
Under the current referral program, customers may receive a $300 referral bonus when someone they refer hires Athens Roofing for a qualifying new job. The referral letter included in the packet explains the applicable details and requirements.

How the Process May Differ by Appointment Type
Roof Repair or Active Leak
Repair appointments are generally shorter and more focused on identifying the source of a specific problem. We still try to inspect the roof and attic when accessible because the location where water appears inside is not always directly below the exterior leak.
Some leaks can be diagnosed and priced during the initial appointment. Others require additional investigation, monitoring during specific weather conditions, or limited exploratory work.
Shingle Roof Replacement
A shingle-replacement appointment generally includes evaluation of the existing roof, attic and ventilation conditions, flashings, penetrations, drainage, property access, material options, cleanup, and warranties.
We’ll explain the proposed roofing system and any reasonable alternatives so you can understand what is included beyond the visible shingles.
Metal Roof Replacement
Metal roofing requires decisions that differ from shingle roofing. We may discuss:
- Exposed-fastener versus standing-seam metal roofing
- Panel profiles and materials
- Color and finish options
- Roof geometry and panel lengths
- Flashing and transition details
- Ventilation
- Existing-roof removal or other installation considerations
Appearance, maintenance, longevity, and budget
Not every metal system is appropriate for every home or budget. We’ll help you understand the differences before making a recommendation.
Roof-Condition Assessment or Second Opinion
If you are unsure whether the roof needs work, we’ll evaluate its current condition and explain which issues are urgent, which can be repaired, and which can be monitored.
If we believe the roof can reasonably remain in service, we’ll tell you. A roof evaluation does not automatically lead to a replacement recommendation.
Storm or Insurance-Related Damage
We can inspect the roof for visible storm-related conditions and explain what we observe. We can also distinguish visible storm damage from ordinary aging, maintenance issues, and pre-existing conditions when possible.
Insurance coverage decisions are made by your insurance company under the terms of your policy. Athens Roofing does not control whether a claim is approved or how much an insurer will pay.
FAQs
Do I need to be home for the roofing estimate?
We encourage the homeowner and other people involved in the decision to attend when practical. Being present allows you to explain your concerns, see the inspection photographs, hear our recommendation, review the proposal, and ask questions. Contact our office if you cannot attend so we can discuss the available options.
Should all decision-makers attend?
It is helpful when everyone involved can attend, particularly for a roof replacement with multiple material or budget choices. This is intended to make communication easier—not to pressure you into signing a contract during the appointment.
Do you climb onto the roof?
We try to perform a rooftop inspection whenever conditions allow. Weather, roof pitch, height, surface condition, or access may occasionally prevent us from safely walking the roof. If that happens, we’ll explain the limitation and use other appropriate inspection methods when practical.
Will you tell me whether I should repair or replace my roof?
Yes. Our goal is to give you a clear professional recommendation: repair, replace, conduct further investigation, or wait and monitor the roof.
Is the estimated start date guaranteed?
No. Roofing schedules can change because of weather, material availability, project conditions, and changes elsewhere in the production schedule. We’ll provide updates when the expected timing changes.
How should I prepare for a roof replacement?
You may need to move vehicles, clear the driveway, provide gate access, secure pets, move outdoor furniture and decorations, protect fragile attic or wall-mounted items from vibration, and identify sensitive landscaping or hardscaping. We’ll provide project-specific instructions before work begins.
How do you clean up roofing nails?
We collect debris throughout the project, perform end-of-day cleanup, walk the property, and use magnetic sweepers to collect accessible metal fasteners. We also clear roofing debris from gutters as applicable and perform a final cleanup inspection.
What warranty does Athens Roofing provide?
For qualifying roof-replacement projects, Athens Roofing provides its written 15-Year Worry-Free workmanship warranty. Your roofing materials also carry the applicable manufacturer warranty. Extended manufacturer coverage may be available for certain systems.
What if I have a concern after the job is complete?
Call Athens Roofing at (706) 338-0472. We’ll document the concern, determine the appropriate next step, and explain whether it relates to warranty coverage, maintenance, materials, or another condition.
